Maryland Housing Market Remains Stable

The start of the final quarter of 2019 reveals a steady real estate market throughout the state, according to housing statistics released by Maryland REALTORS®. Average home prices rose by 5.9 percent while the median price increased by 7.1 percent compared to the same time in 2018.
 
"The average sales price increased from $346,242 to $326,945 and the median price increased from $280,000 to $300,000 in October compared to the same time last year," said Maryland REALTORS® President John A. Harrison. "Units sold saw a slight decrease from 7,138 units in 2018 to 6,947 units this year. These numbers indicate a robust market that continues to be subdued by low inventory levels."

"The median home price in Maryland has surpassed the record high of $289,900 set in June of 2007," continued Harrison. "The gradual increases over the past decade, coupled with a favorable mortgage lending environment, is encouraging but we need to remain focused on affordability. The National Association of REALTORS® recently reported that we should expect to see over 8.3 million first-time buyers enter the market between now and 2022. Our REALTOR® members are working hard to make sure these future buyers are educated about the abundance of available closing cost and down payment assistance programs."

August 2019 Montgomery County Market Trends Report

 August Median Sales Price Reaches 10-Year High

The $475,000 median in August was 7.2 percent higher than last August’s median of $443,000 and represents the highest median sales price in the past 10 years. August’s tally of 1,218 closed sales was above last year’s level by .4 percent and above the five-year August average by 1.4 percent. The 1,130 new pending sales marked an 8.0 percent increase from last August and beat the five-year August average by 1.9 percent, or 21 contracts. There were 1,282 new listings added in August, 6.5 percent less than last August’s mark. The 2,092 active listings decreased from last August’s active listing total of 2,379 (-12.1%). There were 1,282 new listings added in August, 6.5 percent less than last August. The average sales price in August was $580,942, a 5.8 percent increase over the August 2018 average of $549,035. Closed sales increased in the detached home segment but declined in the townhome and condo/coop segments.

Median Sales Price Reaches 10-Year High; Active Listings Decline

 

The $488,123 median in June was 2.2 percent higher than last June’s median of $477,750 and is the highest June median sales price for the past 10 years. The average sales price in June was $584,401, a 1.6 percent increase over the June 2018 average of $575,509. June’s tally of 1,306 closed sales fell below last year’s level by 7.6 percent and below the five-year June average by 8.8 percent. The 1,412 new pending sales marked a 5.1 percent bump from last June and beat the five-year June average by 3.5 percent, or 48 contracts. There were 1,686 new listings added in June, 2.0 percent fewer than last June’s mark. The 2,419 active listings decreased from last June’s active listing total of 2,497 (-3.1%). The 2,419 active listings heading into June represent 2.6 months of supply given the average sales pace over
the last twelve months, favoring the seller slightly more than the 2.5 months of supply last June. Closed sales declined in all three segments.

Lucky Marmon picked out her neighborhood before she picked out her home.It wasn’t the house I bought. It was the neighborhood,” Marmon said.

Marmon lives in a 1931 Sears house in Somerset, an incorporated town nestled between Bethesda and Chevy Chase in Montgomery County. The community offered everything Marmon was looking for.

“I had three criteria, which were public recreation, public transportation and public education,” she said. “Somerset gives you a small-town feel in a big-town location. . . . It had a swimming pool, three tennis courts, a basketball court, a swim team — all the things when we were in Cleveland Park, people were wishing they had.”

Marmon and her husband, Bill, bought their house from the son of its original owner in 1980 and are just the second family to live in the home. Their house is the Maplewood model from the Sears catalogue. From 1908 to 1940, the company sold build-it-yourself houses through its mail-order catalogue, giving working-class Americans a chance to own an affordable home. The materials from the prefabricated house — everything from pre-cut lumber and nails for the walls to the kitchen sink — were shipped by rail and assembled on site. Chevy Chase has one of the biggest groupings of Sears houses in the region.

“This house arrived in a package in Takoma Park,” Lucky said. “We found the bill of lading in the wall when we were renovating.”

The family room and master bedroom addition were designed by the late architect Harry Montague, who is perhaps best known for his invention of a foldable high-performance bike. After talking to a few architects, the Marmons called Montague on the advice of a friend.

“He saw the house and said ‘You all are big people. You need big rooms,’ ” said Lucky, who is 5-foot-10 and whose husband is 6-4. Because a big addition would overwhelm the small house, Montague — who at 6-2 appreciated headroom — stayed respectful to the home’s architectural style but created a gathering space for the family that is open and filled with natural light. The master bedroom features a gabled ceiling, built-in closet, and storage and a bathroom with a skylight in the shower.“It was so cute,” Lucky said. “When he originally designed [the skylight in the shower], I said, ‘You know, Harry, I think it doesn’t cover me. Oh yeah, I better raise the wall.’ So he did. It’s a wonderful skylight. You can look outside when you are taking a shower.”

Whether she is showering or sitting on the large deck at the back of the house, Lucky enjoys the view. “Landscape architects will call [it] found treasure because you have all this beautiful park, but you don’t have to take care of it,” she said.

The four-bedroom, four-bathroom, 2,700-square-foot house is listed at $1.475 million.
